So far we have had a very busy January with almost all of our properties let or under offer. There a few things that will help your chances of securing tenants for a rental property, especially if there is a lot of competition in your area. We have listed our top tips for presenting your property below.
Your property may be beautiful inside but make sure the gardens and communal areas are up to scratch. Viewers can be put off by buildings and gardens which look uncared for, especially if they are not familiar with the area.
Can You Have Too Much Beige?
In our experience of letting properties – not really! Prospective tenants like a blank canvas to make their own and neutral colours are easiest for people to work with. Make sure that your floor coverings are not too light though, pale carpets mark easily and light coloured vinyl ages quickly.
Less Is More
A few accent cushions and pictures will help to make your property look more appealing but don’t go overboard. Again most people like to use their own belongings to make a place feel like home. Too much furniture can also make your property look cluttered and smaller than it actually is.
It’s winter – we always make sure to get the heating on before viewings and put the lights on. There is nothing worse than arriving at a cold and dark property. This also provides the chance to pick up the post and have a quick tidy.
